Nearly every home in the region ends up with one of three doors, and the right one is usually decided by the opening rather than by taste.

Sectional panel doors are the default on anything built from the 1990s onward. They run in horizontal panels up into the roof space, seal well against wind-driven rain, and take a standard sectional opener. They need headroom above the opening and clear space along the ceiling.

Roller doors curl into a drum above the opening, so they suit garages and sheds with little headroom or an awkward lintel. They're the standard fit on farm sheds, acreage workshops and industrial units around Brendale and Narangba, and they're the cheapest of the three to replace.

An insulated sectional door makes a real difference in a garage that's been converted to a workshop, a gym or a home office, and it cuts the drumming noise from summer rain. It costs more per square metre, so it's worth deciding early rather than after the door is ordered.

Exposed and coastal locations should be built to the wind rating for the site. If your garage faces open water or a clear paddock, say so at the quote stage and the door is specified accordingly. Oversized openings, sloping floors, low lintels and double-width garages with a centre post removed all change the build — none of them are a problem, but they all need measuring before a price means anything.

Doors are quoted per opening, because size, material, finish and wind rating all move the number. What is fixed is the motor: a new premium opener supplied and installed is $800 – $880. Repairs to an existing door sit at $180 – $250 for a service and repair, and $320 – $495 for spring replacement. All prices include GST and are confirmed with you before any work starts.
