Snapped torsion or extension spring. The most common failure by a distance. Springs are rated in cycles, not years, so a busy household gets through them faster. You'll hear a bang like a gunshot, and afterwards the door feels enormously heavy by hand and the opener strains or gives up.

Frayed or broken cables. The lifting cables run from the bottom bracket to the drum. Salt air, moisture and a door that's out of balance all shorten their life. A cable that lets go on one side drops that corner and pulls the door out of square.

Door off its track. Usually a reversing car, a worn roller, or a cable failure. Don't force it back with the opener — that bends the track and buckles panels, and turns a straightforward repair into a panel replacement.

Worn rollers and bent tracks. Grinding, squealing and a door that judders on the way up. Rollers are a wear item and cheap to replace before they take the track with them.

Opener faults. A motor that hums but won't lift, a door that reverses straight back up (usually misaligned safety sensors or a force setting), a remote that's stopped pairing, or a stripped drive gear.

Springs and cables are under serious tension. Leave the door shut, don't keep cycling the opener, and give us a ring — a jammed door is a much smaller job than a jammed door someone has tried to force.

Spring replacement is $320 – $495, depending on door size and spring type — springs are replaced in pairs so the door stays balanced and you're not back at square one in six months. Airborne salt settles on every steel surface on the door — the tracks, the torsion spring, the cable drums, the hinges, the brackets and the fixings — and holds moisture against them. That accelerates corrosion in exactly the parts that carry the load.

What it looks like in practice: lift cables that rust and fray from the inside of the strand, spring coils that pit and then snap earlier than they would inland, roller spindles that seize so the door drags on its tracks, and rust bleeding out from under the bottom rail of a roller door. Powder-coated door skins can hold up well while the hardware behind them quietly gives out, so a door that looks fine from the driveway can still be running on corroded parts.

Two things help. Choose corrosion-resistant hardware when parts get replaced, and get the door serviced more often than an inland home would. If your door has started sounding rougher or leaves rust marks on the driveway, that's worth a look before something lets go.

Commercial and industrial roller doors are bigger, heavier and cycled far more often than a home garage door, so wear turns up in the curtain, the guides, the springs and the motor long before it would on a suburban door.
